Terrace opens 43 affordable seniors homes with new Foundry space

A new mixed-use development in Terrace is bringing affordable seniors housing and expanded youth services together under one roof.

Park Seniors Housing and the new permanent home for Foundry Terrace are now opening as part of a partnership between the Province, through BC Housing, the Terrace & District Community Services Society and Foundry.

The five-storey development includes 43 affordable rental homes for seniors above a new purpose-built Foundry centre focused on youth wellness and mental-health supports.

“These new homes give seniors more choices for affordable, independent living in their community,” said Christine Boyle, Minister of Housing and Municipal Affairs.

“Many seniors want to live on their own, in a home that is designed with their needs in mind, close to services and community connections. This project supports that choice and helps seniors remain in a place they know and value.”

Park Seniors Housing, located at 4805 Park Ave., includes 43 one-bedroom units designed to support a range of mobility and accessibility needs. Most rents will be geared to income, ranging from about $500 to $1,111 per month.

The building also features shared amenities including rooftop garden space, meeting areas, laundry rooms on every floor, and bike and scooter storage.

The Terrace & District Community Services Society will operate the seniors housing, with residents expected to begin moving in later this spring.

Meanwhile, Foundry Terrace will operate out of approximately 7,500 square feet on the ground floor at 3221 Eby St.

The new centre will provide mental-health, wellness and social services for youth aged 12 to 24 and their families. Amenities include group spaces, primary-care rooms, a demonstration kitchen, and self-care supports such as laundry facilities and showers.

“When a young person needs mental-health support, it shouldn’t be intimidating or complicated,” said Josie Osborne.

“Foundry Terrace offers youth a safe, inclusive and welcoming space where they can access mental-health and substance-use services, and social supports all in one place to help build strong healthy foundations and improve their overall well-being.”

Executive director Michael McFetridge with the Terrace & District Community Services Society said the project reflects a community-focused approach across generations.

“Terrace now has, on one footprint, housing for elders who built this community and a centre for young people still finding their place in it,” McFetridge said.

The Province provided nearly $5 million through the Building BC: Community Housing Fund for the seniors housing project, along with a $3-million cost pressures grant and approximately $615,000 in annual operating funding.

The Terrace & District Community Services Society also contributed land valued at roughly $570,000 and about $2.3 million in equity toward the project.

For Foundry Terrace, the Province provided $1.5 million in one-time startup funding and approximately $800,000 annually toward operations and services.

According to the Province, more than 95,000 homes have been delivered or are underway across B.C. since 2017, including more than 650 homes in the Kitimat-Stikine region.
